Mortgage rates are mixed this week as the spread between conforming 30 year mortgage rates and 30 year jumbo mortgage rates is at the lowest point ever in MonitorBankRates' survey. The current spread between average conforming rates and jumbo rates on 30 year loans is at 0.34%. Mortgage rates on 30 year home loans are averaging 4.01%, an increase from last week's average 30 year mortgage rate of 3.94%. Mortgage rates on 15 year mortgage loans are averaging 3.31% this week, an increase from last week’s average 15 year mortgage rate of 3.26%.
Fixed mortgage rates are mixed and home purchase applications increased to the highest level in 2011 in the latest mortgage survey released this morning. In the Mortgage Bankers Association's Weekly Mortgage Application Survey, the average 30 year mortgage rate increased to 4.93 percent with 0.87 mortgage discount points for the week ending March 4, 2011. The previous week's survey saw 30 year mortgage rates averaging 4.84 percent with mortgage discount points averaging 1.29 percent.
Mortgage rates are headed higher this week as the markets await a Slovak vote on expanding the euro zone rescue fund. Bond yields are currently higher at 2.14%, continuing the uptrend of the past week which will send mortgage rates higher. Today's mortgage rates on 30 year mortgage loans are averaging 4.07%. 15 year mortgage rates also increased today averaging 3.38%. Average mortgage rates on 30 year mortgages reached an all-time of 3.94% late last week.
