Mortgage rates dropped yet again to another record low for 2011, falling to the lowest level in nearly 6 months and helping the real estate market which is on life support. Both fixed mortgage rates and adjustable mortgage rates dropped this week.
Conforming mortgage rates are higher and jumbo mortgage rates are lower this week over last. Average 30 year mortgage rates are at 4.05%, an increase from last week's record low of 4.00%. Treasury yields are lower today which will send mortgage rates lower in the coming days. We might see 30 year conforming mortgage rates break 4.00% in the next couple of days. 15 year mortgage rates are also higher this week averaging 3.34%, an increase from last week's average 15 year rate of 3.24%.
Bond rates and mortgage rates continue to drift lower this week, making this the second consecutive week average mortgage rates moved lower. Conforming 5/1 adjustable mortgage rates today are averaging 3.54 percent, a decline from last week's average 5 year adjustable rate of 3.69 percent.
